SMART BUYER PROGRAM

This program is for those who want to purchase a new construction home but do not have an existing home to sell.

With Rodney McNabb of Champion Realty listed as your buyer’s agent, we will offer a rebate to you up to 1 1/2% of the base price of your new home.

Buying a new home from a home builder without our Smart Buyer Program is like leaving money on the table. To receive a New Home rebate, you must first be approved for our program.

Whether you are represented by a real estate agent or not, Triangle home builders typically include a 3% marketing fee in the sale of their new homes the Triangle. So why not get the credit for these marketing dollars by choosing a broker like Rodney McNabb with Champion Realty?

This program is contingent upon the new home builder paying Champion Realty a minimum of 3% sales commission on the base price of your home. Base price excludes options, upgrades and lot premiums. This rebate program is only available where permitted under state and federal law and when not otherwise prohibited by the buyer’s lender. The rebate will only be paid to the party or parties named as the ‘buyer(s)’ on the HUD-1 closing statement and cannot be disbursed to a third party.

Until you receive your rebate approval in writing, it is best that you not register with a builder when visiting. If you have already registered, approval from the builder to add “Rodney McNabb with Champion Realty” as your representing agent will be required.

How Do I Get Started?

In order to be eligible for the New Home Rebate, you have to establish a buyer agency relationship with Rodney McNabb as your buyer’s agent BEFORE your first trip to the Raleigh Home Builders. Very simple…just contact Rodney by phone or email and he’ll send the brief paperwork to you for endorsement that will establish this relationship. This ‘protects’ your real estate rebate and also gives you peace of mind in knowing that a licensed Raleigh Realtor is looking over your builder contract and providing guidance along the way, representing your best interests from contract to closing.

Just about every home builder in the Raleigh, especially the larger builders, love working with Raleigh Realtors like Rodney McNabb, and are happy to have us involved in the sale, and gladly pay Realtor commissions. Since Realtors bring most builders over half of their buyers, they basically figure the commissions into their prices up front and will not adjust the price based on whether or not you have a real estate agent representing you. They cannot legally drop the price by the commission amount, since that would be the same thing as paying a ‘non-licensed person’ a real estate commission. So, this program is a win-win for both of us.
